Simplify your Move and Make it Stress Free

Here is some good advice for those folks who have sold their homes and need to pack up and move on.

First decide if you are going to do it yourself, or hire a full-service company or, relatively new, hybrid, of the two.  Then, get recommendations from friends and relatives on the best choices and solicit two or three quotes.  Like most undertakings, working with a high-quality, customer-service oriented company can make all the difference in how you feel during and after the move.  Sort  your belongings into categories:  keep, throw out, recycle, donate, or sell.  Try to be flexible in the timing of your move; you can save a lot of money by asking the mover for the different rates for different times.  Save on packing materials by packing a lot yourself and using your own belonging as breakage buffers.  If you have a large collection of books, check into mailing them; it might be cheaper than the movers.  Lastly, decide ahead of time where your furniture and belongings will be placed in their new location.  All of these suggestions can help save you time, money, and worry.

Attention: Lake Sunapee Boaters

News from the New Hampshire Department of Environmental Services:

Mobile Pump-out Boat Service Available August 21st and 22nd on Sunapee Lake, Sunapee, NH

Concord, NH – The New Hampshire Department of Environmental Services (DES) Clean Vessel Act (CVA) program will be offering a mobile pump-out boat service at Sunapee Lake, Sunapee on August 21st and 22nd.  CVA funds are administered by the US Fish and Wildlife Service to states for the implementation of resources for boat sewage removal.  Funding may support stationary facilities as well as mobile pump-out options to cater to transient, docked or moored vessels.  It is the intention of the DES to supplement existing sewage removal efforts and provide a new option for lakes without facilities through this pilot project.

All New Hampshire inland waters are designated as a “No Discharge Area.”  Sewage, whether treated or not, and gray-water are prohibited as an overboard discharge per RSA 487:2-3.   Boats cannot contain devices that will allow for overboard discharge of treated/untreated boat sewage or gray-water.  Greater accessibility to pump-out options for recreational boaters assists in the reduction of environmental impacts on the freshwaters of the state.

The DES pump-out boat crew will be available on Saturday, August 21st and Sunday, August 22nd primarily in the area of Sunapee Harbor.  Pump-outs may be requested free of charge, on site, through VHF 9 or by calling 603-PUMPOUT (603-786-7688).

COLDWELL BANKER REAL ESTATE WINS COMMUNICATOR CREATIVE EXCELLENCE AWARD FROM INTERNATIONAL ACADEMY OF VISUAL ARTS

Brand’s ‘On Location’ YouTube Channel Honored in Real Estate Website Category

The International Academy of the Visual Arts has named Coldwell Banker On Location, the brand’s YouTube channel, a recipient of this year’s Communicator Awards for Creative Excellence in the real estate website category. The category honors the best site for the sale or rental of residential or commercial property.

“We were the first national real estate brand to add streaming video to our website. Today, our agents across the globe have posted more than 15,000 videos to our On Location channel,” said Mike Fischer, chief marketing officer for Coldwell Banker Real Estate LLC. “The most exciting part of On Location is that we have only just begun – there’s a lot more to come.”

On Location has been rated among the top 10 most-viewed brand channels on YouTube. In April, just 11 months after launching On Location, Coldwell Banker announced it had received over 1 million views. The site was launched in May 2009 and was produced in collaboration with FD Kinesis.

“Home buyers would much rather see a home than only read about it,” Fischer said. “Our On Location videos empower them to get a feel for a home, a community or a real estate professional that they could not get from photos or a text description alone. Equally important are the home sellers who are now expecting video to be a part of marketing their property.”

With thousands of entries received from across the United States and around the world, the Communicator Awards is one of the largest and most competitive awards program honoring the creative excellence for communications professionals. The Communicator Awards are judged and overseen by the International Academy of the Visual Arts, an invitation-only body consisting of top-tier professionals from acclaimed media, advertising and marketing firms.

Trends in Housing: What’s happening to the size of new homes?

Data from the US Census Bureau seems to support that, when times are tougher, homes get smaller.  According to this data, the average size of a new single-family home shrank noticeably, particularly in the Northeast, by about 200 sq. ft. to 2,529.

While some might think that this is a reaction to the years of Mc-Mansion building which has taken place, the Census Bureau says otherwise:  home sizes apparently declined in the recession of the early 1980’s as well (quoted source: David Crowe, chief economist of the National Association of Home Builders).

According to Philadelphia economist Kevin Gillen, vice president of Econsult Corp., “…that buyers are also having fewer children, so they need less space…” but they are also looking for more energy-efficient homes.  The larger number of first time home buyers (who can’t afford a bigger home) has also influenced the trend.

30 years ago, the average home was 1,700 sq. ft.

FASCINATING DETAILS ABOUT THE AMERICAN HOME AND ITS OCCUPANTS

HUD, the U. S. Department of Housing and Urban Development, has recently released its 2009 American Housing Survey, which is based on a national sample of more than 130 million residential housing units.

There are some really interesting facts about our homes and the choices we make.  A few examples:  did you know that most families with young children live within one mile of a public school?  Or that there are 130,112,000 residential housing units in the U.S., 86% of which are occupied?  That the median lot size for a home is .27 acres?

If you like this kind of information, this is really fun…particularly if you own a home or are planning to buy or sell one!
